The design of a retail flagship project requires an intimate patient collaboration among the consultant team that most MEP engineering firms fail to understand. Rosini Engineering has designed numerous flagship retail projects along the trendiest shopping street in America including New York City’s Fifth Avenue, Madison Avenue, and 57th Street, Beverly Hill’s Rodeo Drive, West Hollywood’s Robertson Boulevard, The Las Vegas Strip, Chicago’s Magnificent Mile on Michigan Avenue, San Francisco’s Union Square District, Boston’s Newberry Street, Miami’s South Beach Art Deco District, Palm Beach’s Worth Avenue, and other locations. These large scale projects often require ingenuity is selecting the proper MEP systems to accentuate the architecture while assuring a comfortable environment.

Armani 5th Avenue Flagship, 717 Fifth Avenue, New York City

Complete interior renovation of approximately 45,000 square feet of space on the cellar, ground floor, 2nd floor, and 3rd floor levels at the lower levels of class ‘A’ high riser midtown high rise building to contain all of the Armani brands including full services restaurant. The renovation included rearrangement of floor slabs to create atrium spaces and accentuate the grand serpentine sculptural grand staircase. In addition, two elevators for vertical transportation were added to the one existing elevator plus an intelligent perimeter LED system for visual experience. Significant modifications to existing base building utilities passing through the demised tenant space were required to allow the implementation of the new architecture. The systems featured:


  • Approximately 200 tons of air conditioning with water cooled chilled water plant utilizing base building condenser water.
  • Design of condenser water, chilled water, and heating hot water pumping stations.
  • Steam service to 3rd floor MER to supply heat exchanger for heating and domestic water systems.
  • Approximately 40 ceiling fan coil units throughout space to facilitate maximum ceiling heights given limited slab to slab elevations within the space.
  • Design of chilled water and hot water distribution throughout space to units and perimeter hot water heating elements.
  • 12,000 CFM kitchen exhaust system with precipitator for exhausting through 3rd floor louvers and new 9,000 CFM gas fired makeup air system.
  • 30,000 CFM smoke purge system to permit the atrium condition without fire separation plus make up air at the cellar level.
  • Relocation and renovation of 100,000 CFM base building fan system to facilitate grand staircase design.
  • Relocation and renovation of base building chilled water, steam, power feeders, and pneumatic control mains in the sub-cellar to facilitate elevator pit.
  • Complete electrical system upgrade from Con Edison to 1,600 Amperes, 265/460-volt, 3 phase power. Distribution of electrical throughout space including normal and emergency power with step down transformers featuring four main switchgear areas.
  • Refurbishment of generator plant.
  • Design for full services tailoring operation including steam boiler equipment.
  • Design of lighting controls for space utilizing Lutron GPX panels and specialty controls for zones based on human motion.
  • Coordination of perimeter LED and projection systems allowing multiple scenes and images at the featured spaces.
  • Complete plumbing distribution for 3rd floor restaurant where the kitchen was designed over an existing luxury retail tenant. This created extreme complexity as waste piping could not penetrate the slab and headroom was very limited.
  • Gas service upgrade with new meter and piping from cellar to 3rd floor.
  • Complete sprinkler design from base building risers including mains and careful layout coordination with complex ceilings and slab arrangements.
  • Design of standalone interior fire alarm system with interface to the base building system servicing the high rise tower.

Bulgari Flagship, 730 Fifth Avenue, New York City

Complete interior renovation of approximately 10,000 square feet of space on the cellar, ground floor, mezzanine, and 2nd floor levels in the landmarked crown building on the corner of 5th Avenue and 57th Street. The renovation included new facades, rearrangement of floor slabs to gain tall contiguous spaces with grand staircase, and elevator systems. The systems featured:


  • Approximately 80 tons of condenser water cooled air conditioning equipment utilizing base building provided condenser water.
  • Complete electrical system distribution utilizing existing 800A, 120/208 volt service and design of lighting controls system utilizing Lutron GP panels.
  • Coordination of wiring and controls for motorized panel system to allow closing of entire façade window system for either displays or other features.
  • Complete plumbing distribution for client toilets, pantries, and jewelry repair facility
  • Complete sprinkler design from base building risers including mains and careful layout coordination with complex ceilings and slab arrangements.

Chanel Flagship, 400 North Rodeo Drive, Beverly Hills, California

Complete renovation of interior and new stone curtain wall for approximately 12,000 square feet of space on the ground floor, 2nd floor, 3rd floor, and penthouse level on the corner of Brighton and Rodeo Drive. The renovation included new stone facades, complete replacement of interior infrastructure, and LED feature wall on grand staircase from first to 2nd floor. The existing building floor elevations were maintained and posed extreme difficulty in system distribution as the plenum space above the ceilings was limited to approximately 15” for all lighting and systems. The systems featured:


  • Approximately 90 tons of air cooled heat pump equipment. Mitsubishi’s Cit—Multi system was predominately designed with condensers on high roof and multiple small fan coil units throughout the space to maximize ceilings and minimize ductwork distribution.
  • Complete electrical system distribution utilizing existing 800A, 277/480 volt service to property then complete risers and distribution was designed.
  • Emergency power was provided with a refurbished generator on the site and complete emergency distribution was provided.
  • Complete plumbing distribution for client toilets, pantries, and support facilities for the employees. The entire storm water system was replaced including design of drainage under rooftop paver system.
  • Complete fire alarm system design for the entire building.
  • Complete sprinkler design from base building risers including mains and careful layout coordination with complex ceilings and slab arrangements.

Chanel, 125 N. Robertson Blvd, West Hollywood, California

Complete deconstruction and reconstruction of two story wood framed building on trendy Robertson Boulevard totaling approximately 6,000 square feet of space plus exterior plaza. The renovation included new monolithic facades, complete replacement of interior infrastructure, elevator, handicap lift to accessibility compliance due to floor elevation changes, and feature disappearing storefront. The existing building floor elevations were maintained and posed extreme difficulty in system distribution as the plenum space above the ceilings was limited to less than 12” in most cases. In addition, the disappearing storefront required careful study to assure acceptable interior space conditions with varying outdoor temperatures. The systems featured:


  • Approximately 40 tons of multiple rooftop and split systems. The large unit specified to support the main front room with disappearing storefront was careful selected to be capable o f tracking the requirements for the room as these varied dramatically based on the exterior conditions.
  • Complete electrical system design to the building with close coordination with the utility company as multiple ratings of voltage provided to buildings in this area.
  • Complete lighting controls design including limiting systems to allow for maximum lighting loads for compliance with California’s Title 24 Energy Code.
  • Complete plumbing distribution for client toilets, pantries, and support facilities for the employees.
  • Design of storm drainage systems for roofs and exterior landscaping.
  • Complete fire alarm system design for the entire building.
  • The building did not contain sprinkler service. The designed required incoming fire water service to building plus coordination with utility company. Complete sprinkler distribution design with careful layout coordination with complex ceilings.

Louis Vuitton, The Crystals @ City Center, Las Vegas, Nevada

The project, currently in design (early 2009), consists of approximately 25,000 square feet on space on four levels located centrally on the Las Vegas Boulevard strip adjacent to the Bellagio lake. The City Center construction team is providing our design team with core and shell construction including core HVAC, electrical, plumbing, and fire protection system we helped secure through a protracted lease negotiation. The design features a spectacular approximate 100 foot tall sculpture storefront on the strip that flows into two levels of the interior mall. The systems featured:


  • Approximately 130 tons of chilled water and hot water air handling equipment utilizing base building provided water systems.
  • Complete electrical system design utilizing landlord provided 1,200A, 277/480-volt service and distribution of electrical throughout space including normal and emergency power with step down transformers.
  • Design of lighting controls system utilizing Lutron GP panels.
  • Complete plumbing distribution for client toilets, pantries.
  • Complete sprinkler design from base building risers.

Polo Ralph Lauren, 888 Madison Avenue, New York City

Complete demolition of existing two story Polo Sport store plus adjacent townhouse on the corner of 72nd Street and Madison Avenue and construction of new five story limestone building of approximately 30,000 square feet. The new design includes support spaces in the cellar, complete retail operations on the 1st through 4th floors, and tailoring with office facilities on the 5th floor. The architecture includes a four story grand interior stair, two new elevators for vertical transportation, and accentuates the Ralph Lauren aesthetic of grand cabinetry with moldings. The systems featured:


  • Two rooftop multi-zone air cooled HVAC units with gas fired heat each nominally rated for 70 tons. The rooftop units are specified with appropriate zoning controls to maintain varying interior temperature set point requirements and contain variable frequency drives with 100% economizer feature to maximize operating efficiency.
  • The rooftop units are specified with separate emergency power source to the fan system allowing their use for smoke purge controls necessitated by the atrium condition design.
  • Complete electrical system upgrade from Con Edison to 1,600 Amperes, 120/208-volt, 3 phase power. Distribution of electrical throughout space including normal and emergency power with step down transformers featuring four main switchgear areas.
  • New rooftop mounted 100Kva emergency generator plant utilizing diesel fuel.
  • Design of lighting controls for space utilizing Novar relay control system for offsite remote operation.
  • Water, sewer, and gas services were deigned for the building including filing plus coordination with Department of Environmental Protection, Sewer Board, Water Bureau, and Con Edison.
  • Complete plumbing distribution including storm systems for roofs, irrigation for plantation, distribution for toilet facilities, pantry uses, and tailoring operation.
  • Complete design of under slab drainage system at cellar required due to high water table at the site.
  • Complete sprinkler design including fire water service, hydraulic calculations, fire pump, riser piping, horizontal piping, and careful sprinkler head layout coordinated with complex ceilings.

Wynn Encore Retail Court, Las Vegas, Nevada

The Wynn organization decided to develop the entire retail court in the new Encore hotel for their brands (with the exception of the Chanel store which we also designed directly for Chanel). The project included ten individual retail store branding Wynn products offering their logo shop, sundries, men’s products, home furnishings, shoes, handbags with accessories, jewelry, fine watches, nightclub merchandise, and casual trendy fashion goods covering approximately 40,000 square feet of space. The architecture was specific to each brand retail shop requiring specialized coordination of the HVAC, electrical, fire protection, and limited plumbing design for each.
